I have been a real estate licensee for a year, and specialize in out of town properties. However, I also include my personal knowledge from two years of planning to move to Alaska, 2.5 years of living in Alaska, my husbands knowledge of traveling to different parts of Alaska as a pilot, and 3 years of him living in different parts of Alaska (including remote native villages).
These are 15 points to consider when wanting to move and find property in Alaska. It is a HUGE state and has so much to offer. The areas can differ greatly and it's important to do your research.
1. Try not to buy in Winter
2. Bogs and wetlands are common
3. Areas differ greatly, so do your research!
4. Rivers, check for flood zones and erosion
5. If you are a person that needs direct sunlight all year, make sure those amazing mountain views won't block it in middle of winter
6. How remote is it? Think property value, commute, emergency access etc
7. Property sizes are generally smaller in Alaska than other states
8. To live in a maintained road or not?
9. Think of how snow removal will be on that property
10. Water quality
11. Building codes
12. Really check the quality of construction, is it an efficient house and will it retain heat?
13. Different loan options available such as recreational loans and owner finance
14. Heating, does it have a back up?
15. What jobs are available?
